Now You Want To Know Why It Hasn’t Sold – And Nobody Can Tell You.

 

You may have been on the market for weeks or months, this may even be the second or third time you have tried to sell your home in the last couple of years.

There are lots of emotions people go through when they move – they just don’t expect them to be frustration or anger.

All that stands between you and selling your home is knowing why it hasn’t sold – you just need the right advice and some frank, honest feedback.

 

Here are six steps to review your property sale.

 

Once a property has been on the market for a prolonged amount of time, it begins to affect the eventual sale price and saleability of the property – effectively reducing the value of your biggest asset.

Here’s what you need to review:

 

  1. Marketing

What was the plan when you agreed to use your current agent? How were they going to market your home. What was the strategy?

  1. Presentation

How does your agent present your home? What do the photos look like? How good is the description – basic or detailed? Floorplan? 360 tour? Would you buy this home based on what you can see?

  1. Exposure

Where is the property advertised? Which portals? Has it been exposed on social media? Do you have a for sale board?

  1. Feedback

There are many types of feedback you should be getting: during the viewing, after the viewing, the next day, why they said no, what buyers thought the property was worth, why people didn’t view it in the first place. Think back through your contact with your agent and write down all the feedback you have been given, are there any patterns?

  1. Price

Did you put the property on the market for more money than was advised? What feedback on price have you been given? Has your agent revalued the property in today’s market? Be honest with yourself, is your property really worth that price?

  1. Incompetence

Sometimes your chosen agent just isn’t good enough. I’ve come across many agents who just can’t be bothered if they cannot sell it during the first week. I’ve also seen many who just don’t know how to adequately market a home for sale and rely on luck.

The problem with a lot of estate agents these days is that they have a plan for getting your home onto the market with them (probably tying you into a long contract in the process), but no plan to actually sell it beyond putting it on some websites and waiting.

This is why every property I sell has a marketing plan in place, developed as a result of the valuation appointment and requirements of the seller.

The average estate agent has around 25 properties on the market for sale – some have between 50 and 100 – how can they even begin to manage that many sellers and provide an effective service?
